In 2010 his uncle’s grass sold to the only bidder who showed up

Wade Kessler grew up on 480 acres of wheat and grass in Haskett County. When his uncle’s pasture went to a courthouse auction that nobody had advertised, one neighbor bid, and the family took $400 an acre less than the ground was worth.

He opened Deedline the next spring, in a room above the Carroway co-op, with one rule: no one in these counties sells land without knowing the number first. Three agents have joined him since. Each of them still farms or runs cattle, and each of them still drives out to every valuation.

Is the valuation really free, and do I have to list with you?

Yes, and no. The written valuation costs nothing and there is no contract attached. About two in three owners who get one end up listing with us, but some use it to settle an estate, refinance, or check a neighbor’s offer, and that is fine.

How close is the range in the tool to the real price?

Close enough to plan with, not close enough to sign on. It uses our county averages and adjusts for access, water, timber and size. The written valuation adds soil class, fence, the last three sales around you and what a broker sees on the ground, and that usually narrows the range to about 5%.

What does the 3% commission cover?

Everything on the marketing plan: drone flight, plat, soil and FSA summary, signs, listing on our site and the portals, showings and closing coordination. There are no listing fees or photo fees. On an auction, the buyer premium is set out in writing before you sign anything.

My land is cash rented. Can I sell it with the tenant on it?

Yes, and many buyers prefer it. We check the lease terms and the notice dates in your state, and time the closing so the tenant gets the crop off. If you want the ground sold without a lease, we tell you the date you need to give notice by.
